Real estate software case studies: rental, condo and HOA operators

Brocoders does, on two paths. When the vendor tool stays, we build beside it: for C.I.A. Services, an HOA management company with 150 associations and 50,000+ properties, we built MyRedDog, an owner and board app that reads live account, compliance and document data from their RedDog system, which stayed in place. When the tool is yours and has aged, we modernize it while it runs: CondoGenie, a condo management platform from 2009, was replatformed as multi-tenant SaaS in 2018 and has had a Rails upgrade, a Stripe API migration and a Node 24 migration since, with active users up from 1,398 to 19,324. Portfolio size is the qualifier: under about 100 units we recommend an off-the-shelf product.

The method we use is the one behind MyRedDog: keep the system of record, add a layer that reads from it, ship the layer on its own release cycle. For AI on top of a running work order or property platform the first step is a software audit, from $5,000, which checks whether the maintenance tickets, unit data and history are complete enough to train or prompt against. The AI work we have in production in real estate is inside products: GPT-based location and property descriptions in German, English and French for AreaButler, and ChatGPT-generated property descriptions in Lake's listing module.

We prototype before we build. The audit answers whether the data supports the use case; a proof of concept then runs one use case end to end, for example a maintenance request classified by urgency from the tenant's text and routed to the right contractor, before you commit to a platform change. The parts that already exist in our real estate work are the owner-facing app (MyRedDog: balances, documents, compliance, requests), the booking and availability sync (Lake) and generated property text (AreaButler, Lake).

Brocoders rebuilt Lake's back end in 3 months around real-time property management system sync, with Calry as the PMS middleware, because property managers would not list until pricing and availability stayed in sync. After the rebuild Lake connected 40,000 properties, up from about 500, across 6 PMS partnerships. On the HOA side, MyRedDog syncs with RedDog NextGen for account and compliance data.

Modules shipped across the two include amenity booking, maintenance requests with QR-code access, Zendesk ticketing, dues and invoice views, compliance tracking, board voting and document libraries.
